RE:  Special Use Permit

Brian called the meeting to order at 6:02 p.m.

 

Trevor stated Mr. and Mrs. Yoder received a permit in 2004 for a metal fabrication business.  This special use permit will be an addition to that business and fully contained in a pole barn.  He clarified the drawing done by Mr. Yoder showing how the business would be set up.

 

Terry read a letter from Terry and Brenda Grabow in support of the special use permit.

 

In answer to a question, Trevor stated the property is rated “R1”.  It was suggested a place be made on permits that would show zoning classification.  Julie asked if it would be considered a home occupation, Trevor replied yes.

 

Mr. Yoder stated they would be selling baked goods not prepared on the property.

 

Julie asked if there had been any complaints regarding the business currently being conducted, i.e., noise, traffic, etc.  Trevor stated there had been one complaint regarding a sign.  Upon investigating the situation, Trevor found the complaint unjustified.

 

Trevor stated he felt there was adequate parking, the structure was well constructed and he saw no reason why the permit should not be issued.

 

Terry asked for public comment.  Mr. Knapp and Mr. Williams stated Mr. Yoder was a good neighbor and they were in favor of his starting a new business in the area.

 

Mr. Yoder stated in the future he would like to put in a cooler.  The commission members felt this should be allowed.

 

Mr. Yoder said the business would be for the general public.  Also, if any problems should arise, he would appreciate being informed as soon as possible so a solution could be reached.

 

Tania made a motion to approve the special use permit for Mr. and Mrs. Yoder, located at 14213   180th Avenue, Brian supported.  Roll call vote:  Tania, yes; Julie, yes; Brian, yes; Keenus, yes, Terry, yes.  Motion carried.

 

Mr. Yoder thanked the commission for their help and for waiving the hearing fee by holding the hearing on a regular meeting date.

 

Terry closed the meeting at 6:35 p.m.
